Level 1

Pool level. Passing through the entrance to the magnificent doors made in the best traditions of the Chinese emperors, you get to the main level or the "Pool Level" of the villa. The stunning view will open through a grassy yard with Franzhipani trees right above the "boundless" living room and one part of the pool. It shows the magnificent Coral Bay and the ocean behind it. The dining room is located at the level of one pool section, around the bar and the living room and ends at the level of the bedroom terrace. If you feel full of strength and health or you decided to work up an appetite, you can use the fully equipped gym on the villa. In addition, there is also a yoga instructor here - practice the most sophisticated asanas on the green barbecue area on the roof, from which one of the most magnificent sunset views opens.

Level 2

The roof-top barbecue with sunset view offers the most stunning views that are difficult to describe, you have to see them! The covered terrace has a kitchen and barbecue, a lounge and an open plan dining room in Japanese style. You will be served by the first class, there is no need for something to come back, if you come here. The roof above the terrace is made mostly of glass and is kept on columns, there are no walls, but wonderful statues stand everywhere. Spacious sun lounger on the terrace is ideal for an after-dinner massage! A magnificent lawn is designed to leave you thinking about a big city for a long time, an excellent idea is to have a picnic here, enjoying a stunning breathtaking view of the sunset.

Level 3

This is an Entertainment zone. On your way down to level 3, you will pass by bedroom 2 along the red carpet and reach the entrance to the Theater, near which posters with images of old movies are hung - welcome to the entertainment zone! Inside you will find a wine bar, leather sofas, a pool table, a restroom and, of course, the Theater itself. This zone was created in order to rest here in bad weather during the heat or rain, but everyone here will find a lot of entertainment in the evening - you will forget about the time and do not want to leave this place at all! The theater accommodates up to ten people and is built for maximum comfort in an atmosphere of modern art. In the immediate vicinity of the entertainment area beds 3 and 4 are located separated by a window in the ceiling through which, like a porthole, you see a pool and the sky beyond.

Bedrooms

All bedrooms have indoor and outdoor bathrooms with ocean views, private terraces - also with ocean views, flat screen TVs with cable TV, Bluetooth speakers and curtains.

Music

All public areas are equipped with speakers with control panels, so you can remotely control your I-phones or iPod, which can be connected in the mediaroom (theater).

A security deposit of USD 5,000 is required prior to the arrival date if any events are planned.

Cancel And Prepay Rules

Payment Requirements

Booking the villa less than six months prior to arrival date, a non-refundable deposit of at least 50% of the total amount is due within 5 calendar days upon booking.

Booking the villa more than six months advance prior to the arrival date, a non-refundable deposit of at least 25% of the total amount is due within 5 calendar days upon booking and another 25% is due 6 months prior to the expected arrival date.

All full payment is due 45 days prior to the arrival date.

Security Deposit

A security deposit is required by the Lessor prior to arrival date.

The security deposit will be authorized on credit card 48 hours before arrival or can be paid by bank transfer 10 days before arrival. The security deposit will be released or returned within 48 hours after check out.

In the event that the villa incurred damages or any breakages during the stay of the guests, the costs will be deducted from the security deposit. This excludes normal and acceptable wear and tear.

Cancellation Policies

All cancellations made by the Lessee are subject to penalties below:

A) If the Lessee cancels the reservation 45 days or more prior to arrival date, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the team of IHFR. The credit value can be used by the Lessee or anyone on his or her behalf for any reservation, during any period upon availability and solely for the villa initially reserved.
B) If the Lessee cancels the reservation within 45 days prior to arrival date, all rental payments are forfeited. A full or partial refund is solely applicable in the event that the IHFR team secures another reservation covering partially or fully the initial cancelled reservation.
C) Christmas and New Year Period, for any cancellation after the deposit and/or balance payment, all payments are forfeited. However, a full or partial refund is solely applicable in the event that the IHFR team secures another reservation covering partially or fully the initial and cancelled reservation.

The above cancellation charges also apply if the IHFR cancels the booking due to non-payment of the balance.

Changes of Reservations

Any changes made to the reservation dates after confirmation are considered to be a breach of the agreement and is considered to be a forfeit of the rental agreement. All payments made are subject to the cancellation conditions stated in article 7 of these terms and conditions.

Lessee Insurance

Guests are required to have both liability and comprehensive travel insurance that provides coverage, including, but not limited to, cancellation, loss and damage to baggage and other property, and flight delays.

Guests should also carry health coverage that includes, but is not limited to evacuation and repatriation. The IHFR shall not be held liable to you and your party for any and all claims, including any accidents related to the use of the property, facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc.
